Specialist bridging finance for commercial property£400m+ arranged by our founder · Arranger, not a lender
About us

One specialism. Done properly.

We arrange one thing: short-term bridging finance secured on commercial property. Offices, shops, industrial units, mixed-use buildings, specialist assets and land, for investors, developers and owner-operators who need to move faster than a commercial mortgage allows.

A note from the founder
I have spent 25 years in financial services, raising debt and equity for property and businesses. Every commercial bridge still comes through me personally: the structure, the exit, the lender conversations, the valuation, the legals and the drawdown. Clients are not handed off. They get straight answers.

Who we are

25 years of raising capital.

Matt Lenzie founded Commercial Property Bridging Loan after 25 years in financial services, raising debt and equity. Across his career he has arranged around £400m of property finance, from short-term bridges on single buildings to development and investment facilities.

Raising capital for that long means knowing how lenders and investors read a case. On a commercial bridge that means how a credit team values a vacant or tenanted building, how it tests an exit, where it prices the difference between a first and a second charge, and what slows a valuation or a set of legals. That is the difference between an introduction and a funded deal.

Commercial bridging is a specialist market. Lenders differ widely in the assets they like, the LTVs they offer, how they treat vacant or tenanted buildings, and how quickly their valuers and lawyers move. We prepare each case so it can be underwritten quickly, and put competing terms in front of you on a like-for-like basis. Where a commercial mortgage or a different structure would serve you better, we say so.

Regulation

Clear about what we do.

Bridging on commercial and investment property for business purposes is unregulated, and we arrange it directly. Where a case involves a home that you or an immediate family member lives in, it may be regulated, and we introduce it to a firm directly authorised by the Financial Conduct Authority. We will always tell you which applies.

Commercial Property Bridging Loan is a trading name of Lenzie Consulting Ltd, registered in England and Wales under company number 08174104, registered office Lynch Farm, Kensworth, Dunstable, LU6 3QZ. We are a finance arranger and introducer, not a lender, and we do not provide financial, legal or tax advice. Bridging finance secured on commercial, investment and refurbishment property, borrowed for business purposes, is unregulated lending that falls outside the Financial Conduct Authority's regulated mortgage perimeter, and we arrange it directly. Where a bridging loan would be secured on a property that you or an immediate family member occupies or will occupy as a home, including a flat above a shop that you live in, it may be a regulated mortgage contract (broadly, where at least 40% of the property is used as a dwelling). We will tell you, and we introduce any case that includes your home to a firm that is directly authorised by the Financial Conduct Authority, which carries out any regulated activity and gives any required advice. We are not directly authorised by the Financial Conduct Authority ourselves. Your property may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it.

What's your next move?

Tell us about the property and the loan you need. We come back with indicative terms and tell you plainly if any part of it is regulated.
