Good questions, clear answers

Bridge vs commercial mortgage calculator: FAQs

Ask about your situation
Is a bridging loan more expensive than a commercial mortgage?

Per month, yes. A bridge is priced as a monthly rate and a commercial mortgage as an annual rate that is far lower when compared like for like. The question is whether the deal is available at all on mortgage timescales. If bridging secures a property a mortgage could not, the extra cost buys the deal.

When does bridging make financial sense?

When the property is cheaper to buy quickly, at auction or below market value, when it is not yet mortgageable because of its condition or vacancy, or when the uplift from works or letting is worth more than the bridging premium. The calculator shows that premium so you can weigh it against the gain.

Can I refinance a bridge onto a commercial mortgage?

Yes, that is one of the most common exits. Once the building is let, refurbished or otherwise meets mortgage criteria, a commercial or investment mortgage repays the bridge. Lenders want to see that refinance is realistic before they lend the bridge.
