Good questions, clear answers

Bridging LTV and maximum loan calculator: FAQs

Ask about your situation
What LTV can I get on a commercial bridging loan?

Many commercial bridging lenders advance up to 70% to 75% of value on a first charge for standard offices, shops and industrial units. Land without planning, specialist buildings and second charges usually attract lower LTVs. Additional security over another property can lift the total.

Is LTV based on the purchase price or the valuation?

Lenders lend against the lower of the purchase price and the independent valuation on most purchases. On a below market value purchase some lenders will lend against the valuation, which can reduce the cash you need to put in.

Does the LTV limit include fees and interest?

Yes. LTV caps normally apply to the gross loan, which includes the arrangement fee and any retained interest. That is why your net cash advance is lower than the headline maximum.
