Commercial property bridging loans in Plymouth

A commercial property bridging loan in Plymouth is short-term finance secured on a business property in the city, from offices and shops to former clubs and leisure venues, that lets you complete a purchase or project quickly and repay once it is sold or refinanced. We arrange this lending through a broad panel of bridging lenders.

Plymouth's planning register shows a lot of former night-time and social venues being given new uses, alongside offices moving into residential use under prior approval.

Clubs, venues and offices in Plymouth's register

Plymouth City Council's current register export contains 284 commercial applications, 145 change-of-use applications and 21 commercial-to-residential proposals.

Recent proposals include a social club becoming a convenience store with three flats above; a building where a nightclub becomes a commercial unit, a tattoo parlour becomes a flat and the upper floors are reworked; a pre-application to demolish a vacant office building and build houses and flats; and several prior approvals for offices becoming one, three or eight flats.

Financing a venue that has closed

A closed club or nightclub is hard to finance on a term mortgage. It may have no trading income, a specialist layout and limited appeal to conventional lenders. That is where a commercial bridge is useful: it can fund the purchase while you secure consent and carry out the change of use, and be repaid once the new store, flats or commercial units are let or sold.

Lenders will usually value these buildings cautiously until consent is granted. Our pages on vacant commercial property finance and pub and restaurant bridging loans explain how they approach empty and leisure premises.

Demolition, land value and Plymouth offices

Where a vacant office is to be demolished and replaced with houses and flats, the asset a lender is really looking at is the site. Bridging can fund the purchase and planning stage, with loan to value based on land value, which is typically lower than for standing commercial property. Development finance then funds the build. See bridging loans for land.

Office buildings converted under prior approval are a simpler case. The lender values the building as offices until approval, then takes the residential value into account as the scheme progresses.

What Plymouth's market data tells a lender

HM Land Registry data to 30 June 2026 records a median price of £220,496 across all property types in Plymouth, from 4,400 transactions over 12 months, with a 0.2% change year on year. This all-property picture supports residential exits on conversion schemes; the commercial elements are valued on their own lease and location evidence.

Shops with flats above and next steps

Several Plymouth schemes create a ground-floor commercial unit with flats above. If a flat will be your home or a close family member's, the loan may be regulated and we introduce you to a firm directly authorised by the Financial Conduct Authority. Otherwise, we arrange the bridge directly.

Send us the address, the price, the planning position and your exit, and we will return indicative terms. Our how it works page sets out each step.

Good questions, clear answers

Bridging in Plymouth: questions answered

Ask about your situation
Can I get a bridging loan to buy a closed nightclub or social club in Plymouth?

Yes, from lenders comfortable with vacant leisure property. Expect a cautious valuation and lower loan to value until consent for the new use is granted. A clear scheme, such as a ground-floor shop with flats above, with costs and an exit set out, makes the case far more straightforward.

Will a lender fund a Plymouth office to flats conversion under prior approval?

Yes, this is a familiar scheme for bridging lenders. They will look at the prior approval decision, the cost of works, the number and size of flats and local sale or rental evidence. For larger schemes, part of the works can be funded and released in stages.

Can I bridge a Plymouth building to demolish and redevelop?

Yes. The lender will treat it mainly as a site and lend against land value, which usually means a lower loan to value than on a standing building. They will want the planning position, ideally consent or a strong pre-application response, and a clear move to development finance or a sale once permission is in place.
